The apartment on offer with a private garden is a real alternative to a semi-detached or terraced house. With 5 rooms and approx. 118 m² of living space, this apartment offers as much space as a small house, but has no stairs within the living areas. The approx. 150 m² private garden on the west side (exclusive special use) with its covered seating is located on the sunny side of the house and is landscaped by a hedge towards the street. The apartment building with only 3 residential units was built in 1973 in solid brick construction and extended in 1995. The building and its outdoor facilities are very well maintained and in good condition. The apartment itself has been extensively renovated by the current owners. You will receive an overview of the renovations carried out with our full exposé.The central staircase leads to the entrance hall of the apartment on the 1st floor. The hallway can be used as a checkroom and there is also a guest WC. The heart of the bright apartment is the approx. 25 m² living room with wood-burning stove and the partially open kitchen with a passageway to the dining room.As the wall between the kitchen and dining room is not load-bearing, a completely open cooking/dining area of approx. 21 m² could also be created. The living room has access to the approx. 14 m² covered south-facing balcony, from which an external staircase could also be built directly into the private garden (secured by land register). The apartment also has a bedroom (17 m²), a children's room (13 m²), a flexibly usable further room (9 m²) and a modern bathroom with a floor-level shower, bathtub and WC.The entire attic with a room height of up to 2 meters has been assigned to the apartment on the 1st floor as an exclusive special right of use. The apartment also has two brick-built cellar rooms (one of which has a washing machine connection) and further storage space under the stairs. In addition to the approx. 118 m² of living space, there are approx. 200 m² of usable space available. The oil heating from 1995 works perfectly, but will probably need to be replaced in the next few years. However, the approx. 30,000 € reserves should be sufficient for the heating renewal.Since the installation of a solar thermal system with a 1,000 liter buffer tank, the heating and hot water costs have already been reduced considerably - this is also reflected in the low house rent of € 250/month including maintenance reserves.A single garage is available to each apartment as a protected parking space. The 4th garage has been divided into 1/3 for storing bicycles or garden tools, for example (see also site plan on page 15).We will be happy to answer any further questions in a personal meeting or during a viewing.
