Built in 1938, the house was stripped back to its foundations in 1997/98, extensively gutted, renovated and converted from a single-family house into a two-family house by the well-known Düsseldorf architect Walter Dansard (Mannesmannhaus, Aqua Zoo). Mr. Dansard was a student of Eiermann, the builder of the Kaiser Wilhelm Memorial Church in Berlin.In addition to changes to the floor plan, the following work in particular was carried out during the core renovation:Renewal of the entire roof truss including the roof covering, installation of new ceilings, thermal insulation of the entire building to new building standards, enlargement and replacement of the windows with double glazing, some with shutters, renewal of the sanitary areas and the electrical installations.The house was built on a plot of approx. 600 m² and has a total living/usable area of approx. 290.1 m². Access to the residential units is via a light-flooded staircase.The first floor is reached via a few steps. Next to the entrance area on the right-hand side is a small eat-in kitchen with a modern fitted kitchen. Opposite is the spacious living and dining area, which is designed as one room. There is a fireplace in the living area, which is particularly cozy in winter. The floor-to-ceiling window front provides optimal lighting. It also serves as an exit to the large terrace, which offers plenty of space for furniture, flowers and decorations. There are exits to the spacious garden on both sides of the terrace, which invites you to plant, linger and play.The bedroom is located opposite the entrance to the apartment. From here you can access the daylight bathroom with shower and bathtub. There is an additional WC for guests between the kitchen and bedroom.The room layout on the upper floor corresponds to that on the first floor. The kitchen is equipped with an almost unused fitted kitchen. The living and dining area impresses with its slight slope and two approximately 400-year-old, elaborately carved wooden pillars from Bali, one of which stands at the end of the dining area and one at the end of the living area. Here too, the fireplace creates a particularly cozy atmosphere that invites you to dream. The floor-to-ceiling windows with access to the balcony overlooking the garden flood the dining and living area with light in both summer and winter. The bedroom with modern built-in wardrobe leads to the daylight bathroom with shower and WC. Between the kitchen and bedroom is the guest WC, which is also equipped with a small modern built-in cupboard at the head end.A slide-in staircase opens upwards between the guest WC and the bedroom. A pull-out staircase leads to the small studio on the top floor, which is ideal as a guest room or retreat. It has a separate shower room with natural light.The basement has been partially converted into living space and cellar rooms. The staircase leads to the centrally located hallway.At the front right is the boiler room with all the house connections. There is enough space here for a washing machine and dryer as well as for drying laundry. Further along the hallway, there is another small cellar room on the right and another spacious cellar room at the end of the hallway, which can also accommodate larger items such as suitcases, bicycles, surfboards, etc. There is plenty of space. Opposite the boiler room is a small room with direct access to the garage, which can be used as a study or youth room. Opposite the small cellar room is the entrance to a spacious room, which is intended as a living room and bedroom for a child or teenager, or can be used as another office space. This room is adjoined by its own shower room with window.The garage is located under the terrace on the left-hand side of the house. The garage entrance can also be used as a parking space. It is also possible to park on the street in front of the garage entrance.
