We are offering a residential house in a quiet and sought-after residential area of Schöneiche bei Berlin, which was intended for use by two families. A spacious house was built on a large plot at the rear in the 1930s. The basement was extended to a full cellar in the 1970s. The upper floor was extensively renovated between 1991 and 1999 to its current state, full thermal insulation was installed, the heating system was renewed and the attic was converted into an extension reserve. The entrance at the rear of the house leads to the staircase, which provides access to all levels of the house. Following the demolition of the veranda, the lower apartment has two large rooms, a smaller room and a kitchen (without kitchen units), whereby one room was intended for the bathroom conversion. The remaining veranda must be demolished due to the planning permission subsequently obtained in January 2019, as it is a boundary development. Once the veranda has been demolished, the living space on this level will be approx. 73 m².The second apartment on the upper floor, also with approx. 73 m², is a spacious 3-room apartment with kitchen (without kitchen furniture) and a daylight bathroom with shower. The entire top floor could be used as generous storage space. Further valuable usable space is available in the full basement. This is where the gas central heating system, currently decommissioned, is located, which supplied the entire building with heat. The internal chimney has two flues, meaning that a wood-burning stove could potentially be connected on one of the floors. An underground garage provides sheltered storage for the vehicle and completes the basement superbly. The floors are tiled in the wet areas, otherwise partly with laminate and partly with plastic flooring. The property was laid out with low-maintenance lawns, but requires a gardening overhaul due to the long period of vacancy. Two vehicles can be parked simultaneously on the access road to the underground garage. At the rear of the property, on the boundary, there is an outbuilding that was previously used as a stable. The subsequent building permit from 2019 has clarified the development potential. There is an overbuilding of the property boundary, which makes it necessary to demolish the veranda and dismantle the outbuilding to a maximum of 8.55 m x 2.95 m.
