Sunnydale Farm offers the perfect balance of work and leisure with access to Hampden and Moeraki only a matter of minutes away on State Highway 1. The property comprises of 189.749 hectares (more or less) divided up into 33 paddocks. Sunnydale has an average yearly rainfall of approximately 625m. Water is supplied from a private scheme and gravity fed to troughs and the home. There are two tanks of 30,000 and 25,000 L for storage. The Hampden Moeraki Scheme services the Duncan Road title, with a tank of 30,000 L. The farm is predominately deer fenced to excellent standards with electric hotwire on most fencing. Two central lanes make stock movement easy to the covered deer shed/cattle yards and woolshed. The deer/cattle shed has a three-way drafting weighing platform which is run off a handheld control and hydraulic deer crush. For cleaning the high-pressure hose system makes it easy to maintain. Trees are a feature of this farm, with shelterbelts and specimen trees in many paddocks. The two fenced wetland areas were planted 13 years ago. One plantation of about 2.5 hectares has mature trees. The modern two-year-old home is situated amongst mature trees and gardens and has a raised vegetable garden and tunnel house. The open plan contemporary kitchen offers a pantry, 2 self-cleaning ovens, a large island bench/breakfast bar overlooking the dining and living spaces. Large windows and stacker doors let in light, views and provide access to an outdoor living space. An office provides privacy off the main room. Three double bedrooms share a large family bathroom, with the master bedroom having a private ensuite and walk in wardrobe. A walk-in linen room offers extra storage. The internal double garage leads into the laundry/mudroom, and third toilet. These rooms also have well-appointed external doors for outside access. The home has an internal heat pump system, so maintaining the desired internal temperature is a touch of a button. The log burner in the living space provides additional warmth and ambiance.
