This property is a large commercial property with adjoining forest, which extends to a total of approx. 35,779 m². Warehouse, office and open spaces are currently located on an area of approx. 13,241 m². On a further approx. 22,538 m², approx. 1/3 of the area is a large commercial property without a developer and a further approx. 2/3 of the area is a wooded area. The roofs of the halls are fitted with photovoltaic modules under a roof space lease agreement. The property is located in Woltersdorf, east of Berlin, close to the Tesla Gigafactory. The buildings, some of which were built in the GDR, are used exclusively for commercial purposes. The open spaces offer further potential for possible construction projects. For this purpose, a development study was partly initiated by the owner in 2024 (prepared by an architectural and urban planner). According to the owner, talks have already been held with the mayor and the building authority. Accordingly, an urban area (MU) and a special area (SO) could be created here. Further talks have already been held with prospective buyers for the special area. A large DEUTSCHES EINZELHANDELSUNTERNEHMEN is interested in part of the site.According to the land use plan of the municipality of Woltersdorf, part of the western part of the property is subordinate to a mixed-use area, while the rest is purely commercial land or woodland. Mixed-use areas are intended for residential use and to accommodate commercial enterprises that do not significantly disturb residential life. Priority is given to residential use. This follows from the fact that commercial enterprises are only permitted under the restrictive condition that they do not significantly disturb residential use. Residential buildings are therefore naturally permitted in the mixed-use area. These largely define the character of the mixed-use area. Commercial and office buildings are also permitted. These are, for example, secretariats, architectural offices or insurance companies, etc. Furthermore, retail businesses, pubs and restaurants as well as accommodation establishments can be located in the mixed-use area. All current tenancies can be terminated at short notice, thus ensuring possible flexibility in terms of profitability.NOTE: Energy certificate will be submitted at a later date.Have we aroused your interest?
