The Schiffsmeisterhaus is located in the heart of the old town between the Danube, the town hall and the cathedral. It is a listed building with a medieval core, consisting of three building sections (each with a first floor, first and second floor), which are grouped around a romantic inner courtyard. Beautiful old Renaissance arcades, Gothic pointed arches and cross vaults surprise the observer with their masterful design. A special feature of the building is its traffic-calmed yet central location. The exceptionally thick exterior walls ensure excellent thermal and sound insulation. The complex consists of 13 residential and two commercial units. The building and the apartments were extensively renovated and modernized between 1976 and 1978. All gas pipes were newly laid and gas floor heating systems, including the necessary hot water supply, were installed. With its baroque carved doors, Gothic stone portals and hammered-in rococo lattices, Steiningergasse is one of the most charming alleyways in the old town. The name of the alley is said to go back to an innkeeper who was the first to rebuild his house after the great town fires of 1662 and 1680. The town fires (1662 and 1680) were unable to destroy the Renaissance arcades and the Gothic cross vaults withstood all storms. The Gothic gateway is inscribed with a coat of arms from 1548.The apartment for sale is located on the second floor of the front building. The spacious entrance area offers enough space for a wardrobe and even seating or a cupboard. Equipped with an as-new fitted kitchen with induction hob and Bora hob extractor as well as a modern bathroom with washbasin, mirror cabinet, WC, corner bath, spacious shower with rain shower, heated towel rail and washing machine connection, the freshly whitewashed apartment is ready for immediate occupation. The three-meter-high vaulted ceilings in the bedroom and the stucco in the almost 40 m² living room go wonderfully with the old - still functional - doors and windows, including the original fittings. The oak parquet flooring in the living rooms perfectly matches the ambience. From the living room you have a magical view of the Danube and the Veste Oberhaus at any time of day or night. The apartment is heated by a modern Vaillant gas combi boiler from 2016, which is also responsible for the hot water. The apartment has an additional, dry storage room (11.8m²). The windows (double glazing) are from 2008.The living space is approx. 82.57m². The co-ownership share is 743.88/10,000.The total amount of the housing allowance is € 221, of which € 61.99 is for the reserve, making the total housing allowance € 159.01.Maintenance reserve as at 31.12.2023: € 101,742.66, apartment share € 7,568.44.
