On offer is a building plot of approx. 714 m² in a quiet yet central residential area of Brannenburg, for which, according to the municipality of Brannenburg, there is a building permit in accordance with §34 BauGB.There is a wooden house from the 1960s on the plot, which in our opinion is not worth renovating and is therefore being offered as a demolition property.As there is no development plan, §34 BauGB stipulates that the shape and size of the building to be erected must be in line with the surrounding buildings.In the immediate vicinity, there are predominantly houses with basements and up to two full storeys or one full storey and a converted attic. The current building measures approx. 8 x 13 m, resulting in a gross floor area of approx. 104 m². The GRZ is therefore currently approx. 0.15.Directly adjacent is a building with a GRZ of approx. 0.18, but there are also houses with a GRZ of up to 0.25 in the immediate vicinity. Based on the information available, we assume that a building with external dimensions of up to approx. 125 m² can be erected. Taking into account the outer walls and the staircase, approx. 85 to max. approx. 90 m² of living space can be realized per floor.With two full storeys, this would result in a living space of approx. 170 to 180 m² plus terraces and balconies. If only one full storey plus a converted attic is built, the net living space depends, among other things, on the knee height, the roof pitch and the number of dormers.
